Project Preparation:

Project PreparationTimber floor preparation

A rushed timber floor installation often results in problems, so please take care to read the following.

If you are building a new home, it needs to be at "lock up" stage before the timber is delivered. Carpentry, electrical, plastering, plumbing, tiling and glazing need to be completed before work can start on your timber flooring.

The painting should be done after the flooring is laid (if possible), but before the sanding and polishing. the skirtings should be left off until the flooring work has been completed.

If you plan to have timber flooring in your kitchen area, try to arrange to have the kitchen installed after the floor installation, but before the sanding and polishing.

We will need an area of approximately 1.5 by up to 6 metres to "strip stack" the timber inside your home to let the timber acclimatise for at least 2 weeks during normal weather conditions, prior to installation, Although, this is optional it is highly recommended by the sawmills and the TDA (Timber Development Association), to allow the timber to reach equilibrium moisture content to minimise excessive expansion or shrinkage once the timber flooring has been laid.

Sub-floor preparation is something that is not normally required, however, joints over your existing floor may have to be planed level or some packing may be necessary in low spots. Normally this only requires a few hours extra labour and is charged extra for. As most existing homes have carpet and furniture covering the sub-floor, it is impossible to inspect and therefore quote for the sub-floor preparation.

Please prepare the areas we are laying prior to the installation date ie: move furniture and appliances so that we can gain access to the floor. We do not move furniture and have no specific insurances for removal of furniture.

Moisture problems are rare but worth mentioning. Waterproof membranes and sufficient sub-floor ventilation are very important and should be taken care of during construction. Although, we leave expansion gaps and can provide waterproof membranes, we take no responsibility for fundamental building defects should they exist now or occur at a later date, as they are beyond our control. Please inform us if you suspect poor sub-floor ventilation or leaking bathrooms, appliances etc.

Some of the information above may have to be discussed in consultation with us and/or the builder and any issues may need to be addressed before you progress  with you building or renovations.
